I’m visiting Central Cali and driving along routes 101 and 1, and I am in awe.
Most of the state is car-dependent, but - outside of LA county - I have not seen any sprawling suburbs, and I have seen very few stroads. There is so much farmland adjacent to quaint, walkable small towns.
In PA/NJ, highways are surrounded by endless McMansion suburbs with rest stops and drive thrus placed every few miles. In my area, a rest stop is a massive pad of concrete along a highway with 3-4 fast food stores and a gas station. The architecture is boxy, generic, and uninspiring. In Cali, though - even in towns with highways running through them - there is more historic architecture such as romantic adobe general stores and modest but (comparatively) lively main streets next to small-scale, unobtrusive gas stations. In Cali, I have had to actually slow down and enter towns to get gas. You never have to do that where I’ve driven in PA/NJ.
What kind of zoning do they have in Cali? How did it get to be like this?

Hi all, I’m currently stationed at Fort Drum and have about 10 months before I get out. I’m currently an Officer, have a bachelors, and looking to make the jump to an LE career. I am in the process for a two federal 1811 (Special Agent) positions, but I’m keeping all options on the table.
My question is, in counties/cities like Oswego/Jefferson/Rochester, all have a civil service exam date on September 9th. For the actual exam, are those scores for the county/village/city or would you be able to use them for other counties/villages/cities? I’m from NJ and I know our exam, now, you have to pay to have your score forwarded to a specific municipality.

The road closure is on the route referred to as:
  • Hāna Highway near KÄ«pahulu
  • Piilani Highway
  • South route to Hāna
  • "The back way"
  • Full circle
  • Counteclockwise to Hāna
  • Past Hāna all the way around
  • Not allowed by most rental car agreements anyway
Hāna Highway near Kīpahulu closed at least 3v more weeks due to rock fall for crews to work on the area to prevent more rock fall.

2023.06.08 20:52 funchefchick Landlord/tenant fees in WA state - charging for lock change after moveout? Etc?

My senior parents are moving out of a rental duplex and into senior housing at long last (thank goodness). The duplex they have been in for four years was taken over by some kind of corporate management company a few years ago and the list of fees and charges they've tried to impose is .. . impressive.
Example: When their lease renewed last year, the terms were that if they signed another year-long lease the rent would only go up a little per month. If they failed to renew, it would revert to month-to-month BUT their rent price would literally DOUBLE. They later retracted that when someone informed them that was illegal, apparently.
Now that my folks are planning their move-out, among the fees my 80 year-old mother is being told she will owe are:
1) The cost of changing the locks after they leave (between tenants) 2) The cost of cleaning the carpet after they leave (could be in the lease they signed, not sure) 3) The cost of RESEARCHING WHICH CARPET CLEANER THEY WILL USE - $50.
That last one had me raising an eye. At a glance I can't find anything in WA state about whether a former tenant can be charged for a lock change between tenants, and I don't even know what to search for on "can they be charged for researching cleaning vendors" or whatnot.
Mom does not have a lot of energy to fight these charges, but I don't want to see them taken advantage of. I'm hoping to find some kind of reference we can show them which clarifies if those charges are legal. Does anyone know/can anyone find a reference for whether these charges are allowed in WA state? It's Skagit County, if that matters.

My HOA finally has gotten around to deciding to repair our playgrounds/tennis courts. I would guess these courts and playgrounds have been unusable for a decade or more based on the poor condition (there is a crack on one of the tennis courts that is 6 inches in width, playground equipment is wood and rotten etc). Our homes are in great condition though.
I purchased approximately 18 months ago and my HOA fee doubled this year. And now I am receiving a notice that we will potentially be charged around 2500 as a special assessment.
What kinds of questions would folks suggestion I can ask at our next HOA meeting for why these repairs were not appropriately saved for and what kinds of steps will be taken in the future to prevent special assessments for routine repairs?
We have to submit our questions in advance for meetings. I've always gotten a response back that my questions can be answered by reading the charterules. Once I was told my question was juvenile (I forwarded this email to the management company's HQ and a week later we recieved an email introducing our new property manager).
I'm just frustrated at the run around and costs overall. I dont feel like i am in a position to sell as my mortgage and hoa fees would get me 1/4 if the space as a 1 bed rental in the area I live in and no garage etc. It may just be that this is life unless I am able to purchase a single family home or move from NJ.
Any guidance would be appreciated.
