(Purple line is the trend for Sengkang/Seletar, I think) AFAIK, the URA non-landed private property price index is comprised of a mix of new and resale condo transactions. And since only developers can sell new condos (except for the rare sub-sales by first owners), this means the URA index is not indicative of price appreciation for most properties owned by individuals. I’m not a property investor…I’m just surprised that people pay so much more for new condos vs resales. |

We bought our house in 2015 and have a fixed mortgage that started out at 1200.00 (includes our hoa, taxes, home insurance etc). It has gone from 1200/mo to 3307.48/mo In just the last 3 years alone. I can’t even begin to describe how stressed out and upset I am. Thankfully I’ve already contacted my lender and county tax appraisal to challenge them but good god, why can’t people understand what the hell is happening in our country but especially in Texas. Our house was 200,000 when we bought and it’s now being valued at almost a million. It’s not even worth anything even remotely near that. When I tell you that home after home after home is going up for sale in my huge neighborhood I mean that I have never seen anything like it. Maybe a few sold when prices sky rocketed but not many.

As of two months ago I have counted over 30 houses that have been put on the market for no more than 350k. Why would they now and not when the houses were selling for 5-600k in our hood? Well that’s because they didn’t want to sell, but due to the property taxes skyrocketing they now are forced to.

My husband and I own our current home. We don’t have a mortgage.
We are in the process of purchasing a mobile home and land package, and when we filled out our application we included the information for our existing home and there’s a section that asks what we will do with the home, we said we were going to sell it. We didn’t realize that was going to be such a problem.
Our down payment is not coming from the sale of our current home, we listed the bank account information for the account that the down payment is coming from.
The lender has included that we must provide proof of the sale of our current home in the conditions to be met before the loan is funded.
The issue is that we live in our house and didn’t intend to sell it until after we had moved into the new home. When I spoke with the lender about this they suggested we move out now and rent a home, but that doesn’t resolve the issue that our home may not even sell that quickly. The lender also said we could increase our down payment to 20% (another $15k) and they will waive the requirement for us to sell our current home.
The lender expressed that they don’t care if it takes a year between closing and funding the loan while we wait for our current home to sell. But we have the land under contract for 90 days - so if the loan isn’t funded in 90 days do we lose the land?
Also, we would be paying for a rental property and need to pay for storage for some of our stuff depending on the size of the rental. So, more money out of pocket.
We could potentially come up with an additional $15k to waive the requirement to have our home sold, but we’d have to sell both of our vehicles and buy cheaper vehicles to commute to work - I’ll add that we already own older vehicles so we’ll likely end up having to buy cars that need repairs to be reliable… more money out of pocket.
Can they require we sell our current home? It needs some work, and there’s no guarantee that it would sell immediately. We were going to fix some things before listing, but wanted to be moved out of the home first.
We are already putting down 15% ($44,800) and it’s taken time to save this money.
Our main concern is losing the land in this deal if the financing drags beyond the 90 days given for the land contract. We are trying to move to a specific area and had a hell of a time finding this property and it could be a while before another suitable property shows up.

It was awesome, I had 12,000 units and lots of allies to make it a speedy capture. Took the whole empire as opposed to dutchies /counties one-by-one. Then my ruler died and switched to my heir. Things go well for another 6-12 months and then there is a massive upsizing, which probably would have happened either way. I couldn’t hold the lands against 20-21k armies of the angry vassals (to say the least lol). What is the strategy here? Should I have broken it up and taken things slower? How do you folks take an empire and keep it from unraveling?

2023.05.28 16:28 Glaurung_Quena The 8 page Heinlein outline that became Spider Robinson's Variable Star
Because someone asked me about a comment I made on another post, here's an edited version of a writeup I did back in 2011 of the 8 page outline from Heinlein's papers that became Spider Robinson's Variable Star.
When I first Read Variable Star a few years after it came out, I thought it was OK but disappointing. It's a Spider Robinson novel, and while I enjoyed the first few books of his I read, he has a limited range and by the time I read this one I had gotten bored with him.
But, a huge deal was made in the afterword and the cover blurbs about the source of the novel being a book outline by Heinlein that he had never expanded to a full novel - an 8 page outline that tragically had lost its last page by the time Robinson got hold of it. (I don't know how much of the story of the missing page is marketing BS, but there's no reason Robinson would have been unable to get a copy of the last page if he really wanted to see it) .
Anyway, I got curious and went looking for the outline. Like every other scrap of paper from his writing career that Heinlein didn't destroy, it's in the UC Santa Cruz library, and scans of everything in the Heinlein collection are available for sale online at the Heinlein Archive website. The 8 page outline (which is complete, no missing last page) is part of the "Story ideas, part 1" PDF, catalog number WRTG201a-01.
I paid $2 and got a 150 page PDF, including the 8 page outline and a bunch of other quite interesting material - very much worth the pittance.
TLDR: The outline is clearly for a Heinlein juvenile. While Heinlein never turned the outline into a novel himself, he did did not abandon it as the marketing for Variable Star would imply. Rather, he took one core idea (near-light speed travel as a form of time travel into the future) and used it as the basis for Time For the Stars. Then he took the other core idea (poor boy suddenly finds himself dealing with a family more wealthy and powerful than most governments) and incorporated it into Citizen of the Galaxy. Finally he took the last idea from the outline (boy and girl seemingly separated by one-way time travel into the future discover that their ages are not incompatible after all because they've both travelled forward), and used it in The Door Into Summer.
In 2011 when I wrote this up, I could not find anyone talking about the outline, so I wrote a detailed summary on my blog. Here's that summary:
The outline is eight single space typewritten pages, plus 12 handwritten notecards. The notecards are pages 115-128 and the typed outline pages 129-136 of the PDF. I'll be focusing on the typescript, which I can read without straining my eyes. The notecards are very brief, so we're not missing much this way.
The MS begins "Notes for a novel - 5 Nov 1955," which places it (going by publication dates) after Tunnel in the Sky and before Double Star or Time for the Stars. The second line gives a working title "The Stars are a Clock," and then there are several other titles handwritten at the top of the page:
Dr. Einstein's Clock, The Starship Nautilus, The Starship Naughty Girl, The Star Clock, The Einstein Clock
It's not clear whether the two "The Starship X" ones are meant to be subtitles for "Dr Einstein's Clock" or standalone titles in themselves. Page 2 is headed "Star Clock (The Star Clock, maybe)" and the rest of the outline has "The Star Clock-[page number]" as a running head.
The only named characters are Joel Johnston, age 18, the protagonist; Jinny Jones/aka Jennifer Conrad (Joel's steady high school girlfriend, age 17); and "Mr. Conrad," Jinny's grandfather and head of the Conrad financial empire. A few other characters are described in terms of the real-world people the character should be modelled after (in speaking of the starship, he says "I think maybe Ron Hubbard is her skipper").
This was clearly intended as a juvenile novel - Joel is 18, and when saying he "should have more girl trouble aboard ship," Heinlein adds "(keep it clean, of course!)" One reason Heinlein set the outline aside and started over may be that he decided he couldn't get a book whose plot was centred on a romance accepted for the (at the time) sexless juvenile market.
Joel and Jinny are in love, but Joel is an orphan with no money and he thinks he needs to get through college and start a career before he can get married. If Joel can't get the scholarship he's applied for, then it's going to take even longer, since he'll have to work his way though school.
Having gotten Joel to admit that he would like to marry Jinny if only there was a way, Jinny lets him know that her surname is not Jones but Conrad, and that she is not just a Conrad, but the "'crown princess' of the Conrad industrial empire... which is larger than the Hanseatic League, Rothschild family, and General Motors combined and just smaller than space itself."
Two paragraphs in a row start with a variation of Joel "finally gets it through his head" that Jinny is wealthy enough to pay his way though school, so Joel is yet another variation on the "smart but slow witted youth" that Heinlein used as protagonist again and again.
There's a couple of paragraphs mentioning the marriage and courtship customs of the time, which again probably would not have been acceptable in a novel for the juvenile market: "some discussion of 'student contract,' the trial marriage used" by most college students who wish to get married before they graduate, rejected by Jinny, ("marriage isn't a ticket to an amusement park") who wants an old fashioned life long marriage.
Jinny doesn't "park, diddle, go on no-chaperone weekends... she is old-fashioned and chinchy" because she has been taught since age three that she has a responsibility to the Conrad family to produce an heir with an acceptable father - and she has decided that Joel is that man.
Joel "finally gathers" that he has been tapped not just to marry into the Conrad family but to produce its heirs, and is dubious about being a kept man/prince consort. Jinny says "it isn't like that at all!" and makes him promise to go talk to her grandfather about it.
All this takes just over a page of the outline.
The next morning, Joel is summoned to an audience with Mr. Conrad. There is only one "Mr. Conrad" at any one time, all the other male Conrads go by "Mr. Joseph, Mr. Robert" and so on. Conrad takes Joel's consent for granted and proceeds to tell him how he will live his life from then on -- he will be educated, trained, and groomed to take a top executive position. Joel was thoroughly investigated before Jinny was given permission to propose to him. Mr. Conrad knows all about him - including confidential medical/psychological records.
Joel objects, respectfully, saying that having his life planned out for him like this is not for him. Conrad brushes his objections aside and leaves, still failing to realize that he's just been turned down.
Joel is unable to contact Jinny after this ("she has been gently kidnapped, of course - family stuff"), and once he fails to respond to further messages from Conrad, the screws start to turn: his scholarship (controlled by the Conrad foundation) is turned down.
Unable to continue school, sore at Jinny for not contacting him, and at his wits end, "he sees the ad for 'gentlemen adventurers'" applies, is accepted, and is shortly on his way to Beta Aurigae.
All this takes a page and a half of outline, most of it devoted to a detailed summary of Mr. Conrad's interview with Joel.
Now there's just under two pages of background material, detailing several things:
First, the economics of space travel in this future society - relativistic starships that go out on voyages of exploration often fail to come back, but those that do return invariably show an immense profit, more than enough to pay for the lost ships. Starship exploration is one area where the Conrad empire has competitors, and the ad Joel sees is not affiliated with the Conrad conglomerate.
Second, the nature of Joel's poverty - he has an "orphan's allowance" which ran out on his 18th birthday. Joel's father bought some stock for him but the market shifted and Joel had to sell it low to pay for his last (post 18th birthday) semester at prep school. Without the scholarship, Joel has no money at all. He could do many things at this point, from indentured service to a stint in the military, but he's so discombobulated by the whole Jinny/Conrad business that he is in a "what the hell frame of mind" and signs up for this star voyage.
Third, the starship in question is "a pile of junk," old and poorly equipped, carrying low value cargo (emigrants), with low likelihood of returning, but Joel doesn't know that. "She will be a quaint mixture of madhouse and hellship." Subjectively, the trip out and back (to a star 10 light years away) will take a year, but 40 years will pass on Earth.
Fourth, there's a half page of brainstorming, with Heinlein throwing out multiple ideas as to what may happen (is the skipper incompetent, or is he in on a stock market manipulation scheme to delay the ship's return? Perhaps Joel still has some stock his father bought in an old starship that is long overdue, which he instructs his solicitor to invest in Joel's starship if it ever pays off? Perhaps they pay off, but his solicitor put them in a "safe" investment instead, and Joel is penniless - again! - at the end of his trip?)
Joel applies to go on the starship, along with a large crowd of "down-at heels rabble" and he is among the few provisionally accepted. They'd like him to marry one of the single women who have also been provisionally accepted, but he'll have none of that. "He is accepted anyhow and we rush him aboard."
And then there's a bit more than a page of further brainstorming about what happens aboard ship - with an note that "we've got plenty to happen when he gets back; what we need now is adventure and humour" and twists on the ship and on the alien planet.
Heinlein makes several mid-course changes in the story: the back-at-home duration of the voyage gets increased to 60 years, with Joel ageing just three years; the ship goes through two names (Nautilus and Naughty Girl) and goes from making an out-and-back voyage to making a 4 or 5 leg journey. He tosses out the idea that an emigrant on the original trip out from Earth (then a 5 year old girl) grows up to be someone he might want to marry on his return to that colony world, and the idea that another girl from his high school is on the crew of the ship, and he falls for her, but she marries one of the officers instead.
One thing he is certain of is that while Joel's ship is still travelling, FTL ships are perfected and the relativistic starships become obsolete. He also mentions that Joel will find a "space bat" as a "cute and cuddlesome and smart e.-t." pet.
Eventually Joel has to go back to Earth (whether his stocks end up making him well-heeled or broke Heinlein waffles on), still single. A page is devoted to discussing the "Out-of-Phase Club, Anachron Lounge, etc" and Joel's meeting with the secretary of the club, who explains to him the club's purpose of helping relativistic starship crew by acting as trainers/translators and as a place where they can meet people from their own time period, since they are almost always going to find Earth's society, language, and customs to be bafflingly different from when they left.
Finally, the last page and a half of the outline is devoted to Joel's arranging to meet Jinny (who he imagines is now almost 80), the girl he ran away from and who has continued to haunt him, keeping him from marrying any of the "half a dozen other nice girls" he met on his travels. After getting to the Conrad house, he first sees Jinny's granddaughter and great-granddaughter, and (once again) is slow on the uptake when Jinny (still young) finally walks into the room.
Because, of course, she took a starship out too, after marrying, giving birth to the requisite heir, and then finding herself both widowed and orphaned in quick succession. So, sixty Earth years later, they are now the same age.
They fight, they make up, they "clinch." They decide, since they are both now anachronisms from the past, to buy their own starship (Joel's old ship) and travel around relativistically, coming back to earth every century or so to "see what's new."
Now a bit about Robinson's novel: it is extremely faithful to the first five pages of the outline (up to the point where Joel leaves on the starship). Robinson used just a few of the brainstorming ideas Heinlein put in page 6 (the trip), and ignored page 7 (Joel's return to Earth) completely (and it is claimed that he didn't have page 8). Robinson also borrowed some material from Time For the Stars, the Heinlein juvenile which did get written on the theme of relativistic star travel - there's mention of telepaths keeping the starship in touch with Earth, for instance.
Then (avoiding spoilers here) Variable Star utterly abandons the outline (well before the alleged missing page 8) and strikes off in an entirely new direction. By staying so faithful to the initial outline, then diverging so widely from it, Robinson ended up with a book that egregiously violates the Chekov's Gun rule - the ending of Variable Star comes from nowhere, with very little buildup or foreshadowing, while the beginning of the book puts a good many plot threads in motion that are discarded abruptly without resolution to make way for the ending.
Finally, a bit about the other material to be found in the "Story Ideas part 1" PDF: There are numerous newspaper and magazine clippings that Heinlein evidently found evocative; two articles by Jerry Pournelle (one typescript, one journal reprint); some handwritten pages that I did not try to decipher; 19 pages of worldbuilding notes for "A Martian named Smith" aka Stranger in a Strange Land, dated 1949; and finally two typed letters, one to "Sarge" (dec 1963), and one (missing the first page, probably from the same time period) to "Buz," both talking about race relations. When I first Read Variable Star a few years after it came out, I thought it was OK but disappointing. It's a Spider Robinson novel, and while I enjoyed the first few books of his I read, he has a limited range and by the time I read this one I had gotten bored with him.
But, a huge deal was made in the afterword and the cover blurbs about the source of the novel being a book outline by Heinlein that he had never expanded to a full novel - an 8 page outline that tragically had lost its last page by the time Robinson got hold of it. (I don't know how much of the story of the missing page is marketing BS, but there's no reason Robinson would have been unable to get a copy of the last page if he really wanted to see it) .
Anyway, I got curious and went looking for the outline. Like every other scrap of paper from his writing career that Heinlein didn't destroy, it's in the UC Santa Cruz library, and scans of everything in the Heinlein collection are available for sale online at the Heinlein Archive website. The 8 page outline (which is complete, no missing last page) is part of the "Story ideas, part 1" PDF, catalog number WRTG201a-01.
I paid $2 and got a 150 page PDF, including the 8 page outline and a bunch of other quite interesting material - very much worth the pittance.
TLDR: The outline is clearly for a Heinlein juvenile. While Heinlein never turned the outline into a novel himself, he did did not abandon it as the marketing for Variable Star would imply. Rather, he took one core idea (near-light speed travel as a form of time travel into the future) and used it as the basis for Time For the Stars. Then he took the other core idea (poor boy suddenly finds himself dealing with a family more wealthy and powerful than most governments) and incorporated it into Citizen of the Galaxy. Finally he took the last idea from the outline (boy and girl seemingly separated by one-way time travel into the future discover that their ages are not incompatible after all because they've both travelled forward), and used it in The Door Into Summer.
In 2011 when I wrote this up, I could not find anyone talking about the outline, so I wrote a detailed summary on my blog. Here's that summary:
The outline is eight single space typewritten pages, plus 12 handwritten notecards. The notecards are pages 115-128 and the typed outline pages 129-136 of the PDF. I'll be focusing on the typescript, which I can read without straining my eyes. The notecards are very brief, so we're not missing much this way.
The MS begins "Notes for a novel - 5 Nov 1955," which places it (going by publication dates) after Tunnel in the Sky and before Double Star or Time for the Stars. The second line gives a working title "The Stars are a Clock," and then there are several other titles handwritten at the top of the page:
Dr. Einstein's Clock, The Starship Nautilus, The Starship Naughty Girl, The Star Clock, The Einstein Clock
It's not clear whether the two "The Starship X" ones are meant to be subtitles for "Dr Einstein's Clock" or standalone titles in themselves. Page 2 is headed "Star Clock (The Star Clock, maybe)" and the rest of the outline has "The Star Clock-[page number]" as a running head.
The only named characters are Joel Johnston, age 18, the protagonist; Jinny Jones/aka Jennifer Conrad (Joel's steady high school girlfriend, age 17); and "Mr. Conrad," Jinny's grandfather and head of the Conrad financial empire. A few other characters are described in terms of the real-world people the character should be modelled after (in speaking of the starship, he says "I think maybe Ron Hubbard is her skipper").
This was clearly intended as a juvenile novel - Joel is 18, and when saying he "should have more girl trouble aboard ship," Heinlein adds "(keep it clean, of course!)" One reason Heinlein set the outline aside and started over may be that he decided he couldn't get a book whose plot was centred on a romance accepted for the (at the time) sexless juvenile market.
Joel and Jinny are in love, but Joel is an orphan with no money and he thinks he needs to get through college and start a career before he can get married. If Joel can't get the scholarship he's applied for, then it's going to take even longer, since he'll have to work his way though school.
Having gotten Joel to admit that he would like to marry Jinny if only there was a way, Jinny lets him know that her surname is not Jones but Conrad, and that she is not just a Conrad, but the "'crown princess' of the Conrad industrial empire... which is larger than the Hanseatic League, Rothschild family, and General Motors combined and just smaller than space itself."
Two paragraphs in a row start with a variation of Joel "finally gets it through his head" that Jinny is wealthy enough to pay his way though school, so Joel is yet another variation on the "smart but slow witted youth" that Heinlein used as protagonist again and again.
There's a couple of paragraphs mentioning the marriage and courtship customs of the time, which again probably would not have been acceptable in a novel for the juvenile market: "some discussion of 'student contract,' the trial marriage used" by most college students who wish to get married before they graduate, rejected by Jinny, ("marriage isn't a ticket to an amusement park") who wants an old fashioned life long marriage.
Jinny doesn't "park, diddle, go on no-chaperone weekends... she is old-fashioned and chinchy" because she has been taught since age three that she has a responsibility to the Conrad family to produce an heir with an acceptable father - and she has decided that Joel is that man.
Joel "finally gathers" that he has been tapped not just to marry into the Conrad family but to produce its heirs, and is dubious about being a kept man/prince consort. Jinny says "it isn't like that at all!" and makes him promise to go talk to her grandfather about it.
All this takes just over a page of the outline.
The next morning, Joel is summoned to an audience with Mr. Conrad. There is only one "Mr. Conrad" at any one time, all the other male Conrads go by "Mr. Joseph, Mr. Robert" and so on. Conrad takes Joel's consent for granted and proceeds to tell him how he will live his life from then on -- he will be educated, trained, and groomed to take a top executive position. Joel was thoroughly investigated before Jinny was given permission to propose to him. Mr. Conrad knows all about him - including confidential medical/psychological records.
Joel objects, respectfully, saying that having his life planned out for him like this is not for him. Conrad brushes his objections aside and leaves, still failing to realize that he's just been turned down.
Joel is unable to contact Jinny after this ("she has been gently kidnapped, of course - family stuff"), and once he fails to respond to further messages from Conrad, the screws start to turn: his scholarship (controlled by the Conrad foundation) is turned down.
Unable to continue school, sore at Jinny for not contacting him, and at his wits end, "he sees the ad for 'gentlemen adventurers'" applies, is accepted, and is shortly on his way to Beta Aurigae.
All this takes a page and a half of outline, most of it devoted to a detailed summary of Mr. Conrad's interview with Joel.
Now there's just under two pages of background material, detailing several things:
First, the economics of space travel in this future society - relativistic starships that go out on voyages of exploration often fail to come back, but those that do return invariably show an immense profit, more than enough to pay for the lost ships. Starship exploration is one area where the Conrad empire has competitors, and the ad Joel sees is not affiliated with the Conrad conglomerate.
Second, the nature of Joel's poverty - he has an "orphan's allowance" which ran out on his 18th birthday. Joel's father bought some stock for him but the market shifted and Joel had to sell it low to pay for his last (post 18th birthday) semester at prep school. Without the scholarship, Joel has no money at all. He could do many things at this point, from indentured service to a stint in the military, but he's so discombobulated by the whole Jinny/Conrad business that he is in a "what the hell frame of mind" and signs up for this star voyage.
Third, the starship in question is "a pile of junk," old and poorly equipped, carrying low value cargo (emigrants), with low likelihood of returning, but Joel doesn't know that. "She will be a quaint mixture of madhouse and hellship." Subjectively, the trip out and back (to a star 10 light years away) will take a year, but 40 years will pass on Earth.
Fourth, there's a half page of brainstorming, with Heinlein throwing out multiple ideas as to what may happen (is the skipper incompetent, or is he in on a stock market manipulation scheme to delay the ship's return? Perhaps Joel still has some stock his father bought in an old starship that is long overdue, which he instructs his solicitor to invest in Joel's starship if it ever pays off? Perhaps they pay off, but his solicitor put them in a "safe" investment instead, and Joel is penniless - again! - at the end of his trip?)
Joel applies to go on the starship, along with a large crowd of "down-at heels rabble" and he is among the few provisionally accepted. They'd like him to marry one of the single women who have also been provisionally accepted, but he'll have none of that. "He is accepted anyhow and we rush him aboard."
And then there's a bit more than a page of further brainstorming about what happens aboard ship - with an note that "we've got plenty to happen when he gets back; what we need now is adventure and humour" and twists on the ship and on the alien planet.
Heinlein makes several mid-course changes in the story: the back-at-home duration of the voyage gets increased to 60 years, with Joel ageing just three years; the ship goes through two names (Nautilus and Naughty Girl) and goes from making an out-and-back voyage to making a 4 or 5 leg journey. He tosses out the idea that an emigrant on the original trip out from Earth (then a 5 year old girl) grows up to be someone he might want to marry on his return to that colony world, and the idea that another girl from his high school is on the crew of the ship, and he falls for her, but she marries one of the officers instead.
One thing he is certain of is that while Joel's ship is still travelling, FTL ships are perfected and the relativistic starships become obsolete. He also mentions that Joel will find a "space bat" as a "cute and cuddlesome and smart e.-t." pet.
Eventually Joel has to go back to Earth (whether his stocks end up making him well-heeled or broke Heinlein waffles on), still single. The Texas House of Representatives has voted to impeach Attorney General Ken Paxton, an unprecedented move following a legislative probe that faulted the third-term Republican for a years-long pattern of corruption, including abusing his office’s powers, retaliating against whistleblowers and obstructing justice.
Under state law, Paxton is now temporarily suspended from his duties as attorney general and will await a Senate trial.
The vote was 121-23, with two members voting “present.”
“The evidence is substantial. It is alarming and unnerving,” said GOP Rep. Andrew Murr, chair of the General Investigating Committee, during his closing statement following hours of debate. The committee recommended 20 counts of impeachment against Paxton.
Democrat Rep. Harold Dutton was one of the members voting present. He said the impeachment vote had been rushed. “The process by which we’re getting this done seems to be abbreviated to the point that it just encroaches on due process,” said Dutton.
Paxton denied wrongdoing in a Friday news conference, but focused his statements against the impeachment this week on his record as a key opponent of President Joe Biden. Paxton’s office has filed dozens of lawsuits against the Biden administration.
The now-suspended attorney general called the impeachment a “politically motivated sham” in a statement just minutes after the vote.
“The ugly spectacle in the Texas House today confirmed the outrageous impeachment plot against me was never meant to be fair or just,” he said.
Paxton said he was never given a chance to present evidence refuting the findings of an investigation that he abused his office. He has cast House Speaker Dade Phelan, a Republican who presides over a chamber where his party currently holds 85 seats to Democrats’ 64, as a “liberal.” He continued his attack on Phelan saying, “Phelan’s coalition of Democrats and liberal Republicans is now in lockstep with the Biden Administration, the abortion industry, anti-gun zealots, and woke corporations.”
The Office of the Attorney General issued its own “comprehensive report” about the allegations following the impeachment vote, saying it “unequivocally refutes incorrect testimony” against Paxton. The office also released a report it commissioned from an outside law firm, although the report from Lewis Brisbois Bisgaard and Smith LLP notes it is based only on information and testimony provided by the attorney general’s office.
Republican Governor Greg Abbott can appoint a provisional replacement while Paxton is temporarily suspended. Paxton would be reinstated if he is acquitted at his Senate trial.
The impeachment vote had its origins in an investigation launched in March by the General Investigating Committee of the Texas House after Paxton had asked the legislature to approve $3.3 million in government funds to settle a lawsuit with four whistleblowers who were fired from his office.
That investigation led the committee – a five-member panel investigating corruption in state government – to approve 20 articles of impeachment Thursday, setting up the vote in the full House.
During the debate Saturday, Rep. Charlie Geren, who is a Republican, claimed Paxton had threatened fellow House members.
“I would like to point out that several members of this House, while on the floor of this House doing the state’s business, received telephone calls from General Paxton personally threatening them with political consequences in their next election,” Geren said.
Opponents of the impeachment largely declined to address the allegations against him, instead focusing on the investigation leading up to the proceedings. “I don’t think today is about whether there’s guilt or innocence. It’s about the process,” said Rep. Tony Tinderholt.
“I’m not here to defend Ken Paxton,” Rep. John T. Smithee stated on the floor. He went on to say, “What you’re being asked to do today is to impeach without evidence. It is all rumor. It is all innuendo. It is all speculation.”
Paxton’s impeachment is a stunning rebuke of a Republican official in a state where the GOP controls all levers of state government. Voters in Texas shrugged off the swirling scandals around Paxton last year, handing him a third term in November’s election. Paxton had earlier fought off multiple opponents for the GOP nomination, including Bush family scion George P. Bush, the state land commissioner, whom he easily bested in a runoff.
Paxton has long been a controversial figure who has clashed with Texas legislative leadership. A conservative who has aligned himself with former President Donald Trump, he led a lawsuit in 2020 seeking to overturn Joe Biden’s victory in the presidential election.
He retains support within the Texas GOP. In a statement Friday, state party chairman Matt Rinaldi blasted Phelan for what he called a “sham impeachment.”
“The voters have supported General Paxton through three elections – and his popularity has only grown despite millions of dollars spent to try to defeat him. Now the Texas House is trying to overturn the election results,” Rinaldi said, adding that he was looking to the “principled leadership” of the Senate to “restore sanity and reason for our state.”
In Texas, no attorney general has ever been impeached and removed from office. The only two elected officials to lose office as a result of impeachment were Gov. James Ferguson in 1917 and District Judge O.P. Carrillo in 1975.
For Paxton to be removed from office, two-thirds of the Texas Senate’s members who are present will have to vote to convict him. His wife, Angela Paxton, is a state senator representing a Dallas-area district.
It’s not yet clear when the Senate, where Republicans have a 19-12 majority over Democrats, will conduct its trial. The state’s legislative session is scheduled to end Monday.
While only the governor can call special sessions once the legislature is out of the biennial regular session, the Texas Constitution states that impeachment is the one issue for which the state House and Senate lawmakers can bring themselves into session without the governor, according to Mark Jones, a political science professor at Rice University.
Litany of legal trouble
The impeachment proceedings are the latest in a series of legal troubles for Paxton.
CNN has previously reported he was facing an FBI investigation for abuse of office and that Justice Department prosecutors in Washington, DC, took over a corruption investigation into Paxton. He is also under indictment for securities fraud in a separate, unrelated case. Paxton has denied all charges and allegations.
The state House probe came after Paxton had sought to settle a lawsuit with four former employees of the attorney general’s office. Whistleblowers had accused him of using his authority to benefit political friend Nate Paul, a real estate investor who had donated tens of thousands of dollars to Paxton’s campaign. In the settlement, Paxton apologized but did not admit fault or accept liability. He denied wrongdoing and said in a statement he had agreed to the settlement “to put this issue to rest.”
One of the impeachment articles accuses Paxton of using employees of the attorney general’s office to write a legal opinion intended to help Paul avoid the foreclosure sale of properties owned by Paul and his businesses.
It was among a series of articles focused on Paxton’s relationship with Paul, including accusations he hired an outside attorney who issued more than 30 grand jury subpoenas while investigating a “baseless complaint” made by Paul, benefited from Paul hiring a woman with whom Paxton “was having an extramarital affair,” and provided Paul with favorable legal help in exchange for renovations on Paxton’s home.
The articles of impeachment also detail what are described as Paxton’s efforts to cause “protracted” delays in the securities fraud investigation.
And the articles say voters in November did not have a full understanding of Paxton’s legal troubles because he had intentionally obscured the details of the charges he faces.
“Paxton then concealed the facts underlying his criminal charges from voters by causing protracted delay of the trial, which deprived the electorate of its opportunity to make an informed decision when voting for attorney general,” the impeachment articles state.
A wild week
The impeachment of Paxton follows a wild week in which the attorney general accused House Speaker Phelan of presiding over the House chamber while drunk and called for the speaker’s resignation.
On Tuesday, Paxton posted on Twitter a letter to the state House ethics panel, asking for an investigation into Phelan for performing his duties in what Paxton described as “an obviously intoxicated state.”
Paxton’s call for Phelan’s resignation came after video circulated on social media last weekend of Phelan appearing to slur his words as he presided over the House chamber at the end of a late-night session. Paxton did not present any evidence beyond the video clips to support his claim Phelan was drunk.
“It is with profound disappointment that I call on Speaker Dade Phelan to resign at the end of this legislative session,” Paxton said in a statement he posted on Twitter. “Texans were dismayed to witness his performance presiding over the Texas House in a state of apparent debilitating intoxication.”
Less than an hour later, the state House General Investigating Committee revealed it had subpoenaed records from Paxton’s office as part of an investigation Phelan’s office said had started in March. The committee, whose members are appointed by Phelan, voted unanimously Thursday to recommend Paxton’s impeachment.
Phelan’s office said Paxton’s allegation was merely retaliation for the House ethics panel’s probe.
“Mr. Paxton’s statement today amounts to little more than a last-ditch effort to save face,” Phelan communications director Cait Wittman said in a statement Tuesday.
Democratic Rep. Terry Canales said the broader context of last week’s all-day session made clear Phelan “was not under the influence.”
“At that point in the night the House had been in session over 13 hours and we had been doing so for multiple days in a row. We were all exhausted,” Canales said in a statement. “Nevertheless, I had multiple interactions with the speaker throughout the day and that night and I can say unequivocally he was not under the influence.”

Anyways enough waffle - let’s get into this week’s shenanigans. This is a surprisingly fun fight night card, I love these events that are lower on name value but just full of decent talent and exciting matchups. This is definitely one of them and generally when you have slightly lesser talent stacked fight nights, you have a night full of violence and finishes - let’s see if that continues in this one. Onto the breakdowns!
Maxim Grishin (32-9-2) vs. Philipe Lins (16-5):
Grishin is a tall, orthodox fighter who is just a real good mixed martial artist. He is a big frame for the LHW division, is strong and still has fairly slow, plodding style of movement and footwork. Is good in the clinch, very good at holding position by winning underhooks and using his big head to frame against the neck of his opponent and keep them in position for taxing knees to the body and just wearing on them with his big frame. I like his ability to keep the fight in his range, using slight forward pressure and a decent feint game to his advantage. Can be a little heavy set on the lead leg so should look out for the speedy outside leg kick of Lins in this one - Grishin is also pretty handy at catching the body kick and punishing. Personally, never been massively high on Lins in his career, admittedly he has looked better since dropping to his proper weight class post juice cycle but it is against weak competition. He is OK everywhere but not great anywhere, I do like his hand-speed with his boxing combos especially when pressuring forward. I think he mixes in takedowns well in his game at times but he can also be held against the cage. I probably slightly edge Lins in terms of cardio but I also do think this is a massive watch the scales fight due to Grishin’s size and propensity for bad weight cuts. This is a tough fight to call given both guys are fairly unimpressive. I favour the speed of Lins with the hand-speed and kicks definitely but he doesn’t set them up intelligently. I think Grishin can hold Lins against the cage, wear on him with his size and win minutes. I capped this fight 50/50 and I think we see a close fight, will take Maxim Grishin by UD but with very low confidence.
BET: No bet.
Luan Lacerda (12-2) vs. Da'Mon Blackshear (12-5-1):
I like what I saw on debut from Lacerda - he has a very Muay Thai style of fighting, very flat-footed with a high guard, move forward pressuring with the lead leg ready to pop up and check kicks quickly. He has sharp, fast hands and particularly his hooks to the body are very technically sound. Against Stamann he was able to mix some grappling in when it suited but it is clear he is more of an Aldo style fighter that prefers to stuff takedowns and keep it on the feet. Coming up against Blackshear here who I have been very impressed with even though he is off 2 losses. Da’mon is a super well rounded guy, I like his creative offence on the feet and I also like his offensive grappling ability on the ground too. Defensively, he leave a little more to be desired and can be a little comfortable with fighting off his back which I don’t particularly like. We haven’t seen too much grappling from Lacerda so will be interested to see how he fares in this one but I think the technicality of Lacerda on the feet, the ability to mix his targets to the head, body and legs and just land the more damaging strikes will edge him this one. Taking Luan Lacerda by UD.
BET: No bet.
Jinh Yu Frey (11-8) vs. Elise Reed (6-3):
I would be doing a disservice to everyone who reads this if I honestly told you with any level of confidence that you should put your hard earned money anywhere near this fight. Don’t, simple as that.
Daniel Santos (10-2) vs. Johnny Munoz Jr. (12-2):
This is a super fun matchup between two very efficient grapplers which should make for a exciting scrap here. Let’s start with Daniel Santos, if you knew nothing of this guy and watched him fight and had half a clue on MMA, you would know immediately that he is a Chute Boxe fighter. He has relentless forward pressure, irresponsible boxing defence and is a very kill or be killed style fighter. I like his stalking style, but he has little head movement besides the pull counter really, likes to pressure you until that back foot is up against the cage and then explode in with spinning attacks or elbows from weird angles. He keeps his hands high but then head on centre line and thus far has shown some crazy durability but this can only get you so far. Looks to have solid grappling, not accepting bottom position and constantly looking to invert and throw up submissions. Against Arce he looked good however Arce was able to be elusive with his footwork, stick and move and use angles well to counter in and out of range. I think against anyone who can effectively stay on the outside and use smart, straight shots effectively, he will struggle. I just don’t think that guy is Munoz JR on the feet - he is clunky, doesn’t throw in combinations and looks to parry alot of shots defensively which I really don’t like against a guy who throws wild, unorthodox strikes in Santos. He is a solid wrestler with some good offensive TD numbers but he has to be careful not to shoot unintelligently and throw himself into a submission which will make him hesitant and have to strike. I think Munoz’s wins have been against low level guys who aren’t in the promotion anymore and I think this is a bad stylistic fight for him. I think Santos will land the more damaging shots and I fancy he gets him out of here in under 2 rounds. Taking Daniel Santos via TKO RD 1.
BET: Like the look of the Santos moneyline, fancy Santos Inside the Distance too but will wait to see what price this opens at. If we get anything in the realm of +125 to -120, I would look at a 1.5 unit play. Under 2.5 rounds is an option also depending on price, I think it will probably be around the -200 to -250 play so anything south of that will be a play too.
Andrei Arlovski (34-21) vs. Don'Tale Mayes (9-5):
Huge experience edge to the old-dawg here in Arlovski. Mayes has been everything but impressive thus far in his UFC career and I don’t know how you could be intrigued to play either side in this one. Mayes can hit hard and is reasonably athletic for the HW division but skill for skill outside the boxing, he doesn’t offer a lot. I couldn’t be confident on ever betting him to be quite honest. You know what you’re going to get with Arlovski and that is volume, if his chin can handle what is coming back at him. He is a special for split decisions so if you’re a degen and want action, look to that but for me, no interest here. Will take the side of Andrei Arlovksi via UD using his volume and experience but you couldn’t be more lower confidence.
John Castañeda (19-6) vs. Muin Gafurov (18-4) :
Gafurov taking this on short-notice with Castaneda set to take on Mendonca before that was cancelled and replaced with possibly the furthest opposite style of fighter. The Gafurov gameplan is simple, contest on the feet, use blitz attacks such as looping overhands when moving forward followed by a double leg against the cage and rely on his Sambo capabilities to hold top position and out-work his opponent. Castañeda is a guy that doesnt get a huge amount of spotlight but I like his game alot. He has nice footwork, good striking out of southpaw and orthodox, has good wrestling entries and is able to grapple competitively, just a solid all around mixed martial artist. In this one, I really favour the movement and footwork of Castañeda and I think the speed is going to give Gafurov issues. Castañeda is sitting at a 60% TD Defence rate which is concerning against a guy who will consistently shoot like Gafurov, but I think Castañeda will be hard to find, using the angles in and out of the pocket and throwing quick shots up the middle to dissuade and make Gafurov think. I like John Sexi Mexi Castañeda to win this one by UD.
BET: No lines opened yet but have capped Castañeda as a 60% winning chance.
Elizeu Zaleski (23-7) vs. Abubakar Nurmagomedov (17-3-1):
Zaleski is an interesting fighter to me. Good sprawl, solid TD Def against the cage, good balance and strength to win underhooks. Quite a flat-footed striker, not a massive amount of footwork but I like his rear leg power kick, he hits the body well and switches levels nicely. Relatively low volume and works single shots mainly without a massive amount of feinting. The frequency that he fights worries me but it has been the story of his career. Abubakr is the typical Dagestani fighter, limited stand up basically a quick overhand right and other single shots, tied in with a grinding, gruelling wrestling pace. He seems on the lower end of the Nurmagomedov scale in terms of skill, often leaving himself open to submission when in top control whether it’s knee-bars or even the common triangle. He is able to hold a good pace over 15 mins which is good given how top heavy and smothering he can be at times. He fights out of both stances, looks more comfortable out of OD but if he fights SP, I think he will lose this fight. Zaleski is too sharp on the feet especially with the body kicks and straight shots which will only be accentuated in the opposite stances. I also think the knees for Zaleski are going to be huge here, he throws them with bad intentions in the centre and against the cage which tied in with his teeps and front kicks are a dangerous sight for Abubakr. Abubakr is a good chance at smothering the fire power of Zaleski and just wearing on him but I think he is dangerous enough off his back to survive and challenge at times and I expect the damage will start to add up on the Zaleski side and I think we see a finish. Taking Elizeu Zaleski via TKO RD 2.
BET: Zaleksi ITD will be a play if over +200. Moneyline odds are probably bang on.
Guram Kutateladze (12-3) vs. Jamie Mullarkey (16-5):
Guram has a K1 kickboxing background and it shows, very high level on the feet with good head movement and sharp, unpredictable strikes set up with a smart feint game. He has really good distance management, uses great fundamentals and is super quick with his hand-speed and he finishes combos with kicks which I love, its that kickboxing mentality. He fights out of All Stars which shows in his TD Defence especially against the fence, he is clearly strong but has very good wrestling and counter wrestling technique. He has had a super high level of competition and performed very well in wins and losses, we just don’t see him active enough due to injuries and bad luck. Mullarkey is an absolute junkyard dog, pushing the pace and moving forward with intense pressure making you fight every second of that 15 minutes. He like to engage in the pocket, for better or worse, and in recent times we have seen his wrestling really shine through some of these tough scraps. He has a nice jab which I expect to be pumping prior to every combo and entry for Mullarkey. I just think at this point in his career this is quite a tough fight for Mullarkey. Guram is a super high-level striker with a good base for stuffing takedowns and keeping the fight in kickboxing range. I expect Mullarkey to want to close distance and engage, I just don’t think defensively he is strong enough to absorb and adapt to the speed and combinations of Guram and I think we see that chin tested for Mullarkey. I think this is a bit of a step down in competition for Guram although if Mullarkey can get some early takedowns it will be interesting to see the gastank of Guram tested. The activity is always a question mark but at this point I think Guram should win this handily, will be taking Guram Kutateladze via TKO RD 2.
BET: Wouldn’t touch Guram at -350 but he should win.
Karine Silva (15-4) vs. Ketlen Souza (13-3):
Silva should win here but at that price, even blind Freddie could see that this is a pass on the moneylines. Silva actually has a high finishing ability in terms of WMMA, so if we can get a good price on a fight doesnt go the distance line, that could be an option here.
BET: Wait for round lines to drop.
Tim Elliott (18-12-1) vs. Victor Altamirano (12-2):
Altamirano is a SP fighter, fairly unusual style of striking with sort of a Tony Ferguson style mixed in with some well timed takedown attempts. He has very little power in his strikes but OK volume. Defensively, he leaves a lot to be desired with a modified sort of philly shell style where his lead hand is low and near the hip, he does get hit and often but he has shown very good durability. His takedowns worry me at times because he is very content to dip his head to an advancing opponent and run a double or single leg, he is very open to knees and front kicks up the middle. Tim Elliott lives up to his nickname of “Awkward” extremely well. He has bizarre head movement, footwork and feints that all tie in to his sort of herky jerky style of fighting. He is able to tie his wrestling game in very well, I’d say technically he is far more technically sound than Victor. He does put himself into submission opportunities with some of his entries but im not too worried about that in this fight. This has the potential to be one of the worst fights we have seen TBH and only because of how weird and unorthodox these guys are, the awkwardness really has the potential to make this fight a strange one. I am pretty confident that Tim has the grappling/wrestling edge and also the more diverse and comfortable striker, the recent occurrence with Tim and Gina Mazany in the media does give me pause that he might be coming into this too emotional but I think it may fire him up to really perform. I think Tim is under his value here and can win in a multitude of ways, going to take Tim Elliott via UD.
BET: Tim Elliott Moneyline -175 (2 Units to win 1.14 Units)
Jim Miller (35-17) vs. Jared Gordon (19-6):
I will keep this one short and simple, Gordon is a really bad stylistic matchup for Miller and would win probably 7/10 times currently BUT he is returning way too soon after getting KO’d by that headbutt from Bobby Green. Gordon has good wrestling and generally good durability with a knack for pushing these grinding paces and outworking and outlasting his opponent. Pair that up with good submission defence and thats a horror fight for A10 Miller. But you can never count Jim out, he hits hard for a vet, he is unorthodox and he has the potential to catch you. For me, Gordon should roll here but I love to play Jim Miller round one given that is his money round - have cashed plenty on this through his career! Short breakdown and not a thorough one, I think Jared Gordon should win this fight but I think it is too soon. I will take Jared Gordon via UD**,** but take it with a pinch of salt.
BET: Jim Miller wins round 1 (price not available yet, .75 units)
Alex Caceres (20-13) vs. Daniel Pineda (28-14):
Haven’t had time to break this one down yet but will update if any bets come off it!
Kai Kara-France (24-10) vs. Amir Albazi (16-1):
KKF is a kickboxing fighter who we have seen develop nicely through his career in the UFC. He has worked tirelessly on his takedown defence and it shows in his huge improvement in ability to not only stuff shots but his ability to use the cage and his excellent balance to keep his feet underneath him. I think KKF’s hands are still fairly rudimentary and not necessarily in a bad way, he uses the jab decently well and relies on the 1,2 sometimes too much. For his weight, he has good power and one area I really like are his leg kicks, he has solid rear leg power kicks that he lands very efficiently off the back of his straight shots. Albazi is more of a grappler in nature with a majority of his victories by submission but I have liked what I have seen from him on the feet also. He has a sharp, snappy jab which he works off the back of and allows to dictate the fight. He has a pretty limited kicking game and in terms of kick defence, I expect KKF to really try and exploit the lack of checking and the heavy set stature of Albazi. In the grappling realm, I don’t think it’s close. Albazi has some elite scrambles on the mat and if you’re content to sit in his guard, he has some really damaging ground and pound in which he will equally target your head and body and punish you and wear on you. Albazi is far superior in terms of grappling but the question is will he be able to get it down to the mat? I think his timing going under the big right hand will be an option and I think he will be able to use his strength advantage when in close to muscle certain movements. This is a big step up in competition and his first venture into main event rounds which is a worry. This is going to be a fun fight and I am really looking forward to it but I think as long as everything looks good after weigh-ins, I will be on the Albazi side. He is improving with every fight and I think we see him get this fight to the ground and wear on KKF, eventually finding a submission, probably a RNC. Taking Amir Albazi via SUB RD 3.
BET: Will wait to see what round lines are set at. Will be looking at the Albazi Inside the Distance line also.

Some STH were invited to a “fireside chat” with Brad yesterday prior to the match, entitled, “State of the Stadium.”
Tl;dr not a whole lot of new stuff, but tons of interesting subtext - will try to brain dump here:
We took the opportunity to let them know that, while we understand the need to make more revenue, we need to balance making the club accessible - got some not-satisfying lame answer to the effect of “we agree.”
However, left feeling that 30%-50% price increases (Vs today’s prices) are probably going to be the norm. This on top of them saying “…we will definitely need new (corporate) buyers to help with the revenue component.”
They’ve been spending time in Austin and St. Louis learning how those clubs have optimized revenue. In the CEO’s terms “I’m a supply/demand guy and I want more demand than supply.”
As a Founding Member, am all for the club FINALLY getting a new home, BUT it feels like this crop of leaders will skew revenue first (again, I understand why and support it - to a limit) and growing the game second. However, this is a newer leadership team, they feel a little disconnected and a little nickel and dimey.
My ask: if you get asked to join a focus group, voice your opinions and don’t be shy. We get ONE chance to get this right. It’s our club and it’s our city. For those of us here since 2013, it’s a chance for us to finally shape our identity. Leadership rotates, the stadium is a fixture.

- Most expensive stadium in North American soccefootball by an order of 2x (“…not because we are gold plating everything but because of the NY premium”)
- Because of this, club will have to earn more (more on this later)
- Want this to be THE destination for soccefootball
- Would love for the stadium to become a general venue, but immediate focus is on soccefootball (including women’s matches; hi2u women’s World Cup!) and possibly expanding into hosting Rugby, Lacrosse, even the XFL
- NYCFC II likely NOT using the new stadium. Ideal capacity for the 2nd team around 5k-8k and looking at Westchester, LI, and even BK as homes.
- 12%-20% of seats will be premium; this is consistent with newer MLS stadiums. Likely will be closer to 20%, with Pitchside continuing to be the most exclusive/expensive
- Current plans do NOT call for stadium expandability (mainly because of zoning rules and the inability to access certain parcels of land on the new site; making construction a bit hardeROI not clear)
- parking situation with Cohen: it’s a thing, but the club feels fairly confident it will somehow get resolved; they are moving full speed ahead with plans/reviews
- Food and Beverage being figured out and they feel all major players will compete for the business
- Oh and Founding Member bricks/brick placement likely going to be one of the last things that gets decided

Paul Gongaware Testimony Jackson direct Paul Gongaware is one of the defendants in the case. He's an adverse witness called by the plaintiffs. Gongaware is Co-CEO of Concerts West, part of AEG Live. Gongaware has toured with Beach Boys, Led Zeppelin and is currently on tour with The Rolling Stones. He worked for Jerry Weintraub in the 80s He produced Prince's tour in 2004. Gongaware said he knew of "two occasions" when Michael used painkillers between shows, but he claimed he didn't grasp the scope of the Michael's sickness until the taped 1993 announcement. "I would dispute knowing that he had a problem. Gongaware wrote to his boss, AEG Live President Randy Phillips, that they should present gross ticket sales numbers to Jackson, not the percentage of the net profits, during contract talks. I will explain" Panish: "Mr. Phillips wanted to pull the plug on the show, right sir?""Kenny wanted the pull because the way she (Faye) handled situations," Gongaware explained. "She tried to control access to Michael and Kenny didn't like that" Karen Faye expressed strong opinion that the tour as dangerous and impractical for MJ. Panish asked about a chain of emails where Gongaware said the pulling the plug refers to Ms. Faye. "I believe he was," Gongaware repeated. In another March 25, 2009, email, Ortega wrote Gongaware that it was Faye's "strong opinion that this is dangerous and impractical with consideration to Michael's health and ability to perform.". "I thought he was in good shape at the press conference, I was there," Gongaware said at the deposition. Gongaware was at O2 arena and Phillips was with Michael. "Michael was late, Randy [Phillips] was saying I'm trying to get him going, I'm trying to get him going".As to Dr. Conrad Murray, Gongaware said there was 1 rehearsal he said hello to him. "It was basically a hello, on the floor at the Forum. Mikey asked me to retain him. I never hired him"Panish played an interview of Phillips to SkyTV after Michael died: "The guy is willing 2 leave his practice for large sum of money, so we hired him""I was told Michael wanted him as his doctor for the show," Gongaware said. Gongaware said Michael did not have any illness that he knew of. Gongaware: "He had taken a physical, he passed the physical and from what I understand there was nothing wrong with him. Maybe some hay fever"Gongaware said he received an email from Bob Taylor that everything was fine and that Michael had passed the physical. Gongaware said he never saw the results of the tests and doesn't know who saw them. Panish showed video deposition of Gongaware and a declaration he signed about a month before giving the deposition. They contradict themselves.At first, Gongaware insisted he did no negotiating with Murray, but, confronted with emails and his previous testimony, he changed his position and said, "The only thing I did with Dr. Murray was negotiate a price." Gongaware said that neither he nor anyone at the AEG investigated Murray's background or credentials Panish: "First you said how much did you want?"(to Dr. Murray)Gongaware said Dr. Murray had been Michael's personal doctor for the past 3 years. He said he did not know how many times MJ had seen the doctor. "Michael insisted on him, recommended him, and that was good enough for me, it was not for me to tell him who his doctor should be" Gongaware said "The fact that he had been Michael Jackson's personal physician for three years was good enough for me," Gongaware said. He said that Murray initially asked for $5 million to travel to London with Jackson and tend to him during the tour. "I just told him it wasn't going to happen," he said, recalling that Jackson then suggested offering him $150,000 a month. "Michael Jackson insisted on it and recommended him and it was not for me to tell him no," said Gongaware. "I wanted to provide what was necessary for him to do his job...He wanted a doctor and I wanted him to be healthy." Even after the offer of $150,000, Murray wasn't satisfied. "He started saying he wanted more and I said, 'The offer is coming directly from the artist," Gongaware said. Minutes later, he said Murray accepted. "Did that seem desperate to you?" asked Panish."We agreed on what the compensation was going to be, but there were a lot of issues to be resolved," Gongaware said. Gongaware said he recalled meeting with Dr. Murray where he was told the doctor was going to take care of the medical licensing in London. Gongaware and Timm Wooley are longtime friends. They are currently working on The Rolling Stones tour. Gongaware said he negotiated the price for Dr. Murray, but didn't negotiate the contract. Gongaware explained that he didn't do the negotiation, he would normally refer that to Wooley. Dr. Finkelstein and Gongaware have been friends for 35-plus years. Gongaware said he never offered Dr. Finkelstein the job of being MJ's doctor and said the doctor would be mistaken if he testified otherwise. Gongaware told the jury he called Dr. Finkelstein to ask what a fair price for a tour doctor would be. Doctor told him it was $10,000/week. As to Dr. Finkelstein wanting to be the tour doctor, Gongaware said he didn't recall specifically, but knew he wanted it."After his death we may have talked, but I don't recall specifics," Gongaware said. Gongaware said he sees Dr. Finkelstein a few times a year, but the subject of Michael never came up. Panish asked Gongaware if Dr. Finkelstein wanted to know if Michael was clean or using drugs. Gongaware said he didn't recall the conversation Panish asked: "You could have told Dr. Murray at any time that his services were no longer needed, couldn't you?"Gongaware told nanny, Grace Rwamba, that her services would not be needed anymore because AEG was cutting down on Michael's expenses "I never read the contract, I was there when Michael signed it, but didn't see what was in it," Gongaware said, "Doctor Murray was 100% Michael's cost" Based on the contract, Gongaware said 95% of the production expenses were Michael's responsibility, 5% AEG. Panish: "Who decided there was a need for a written contract with Dr. Murray?"Gongaware said that if the tour went forward, Dr. Murray would've made $1.5 million for 10 months. Ortega would've made almost that. Gongaware said although AEG never did a background check on Murray, in his view they had "checked out" the doctor according to their standard practices. "When we check out someone, we either rely on if we know the person or if they're known in the industry or if they're recommended by the artist & in this case, Dr. Murray was recommended by the artist, in fact, the artist insisted" Panish pressed Gongaware: "You did nothing to verify anything about Dr. Murray, isn't that true, sir?"Panish asked Gongaware if he approved budgets for April-July including Dr. Murray as production expense. He said he didn't know which budgets he approved. "It's my job to get that show on the road," Gongaware said. Gongaware said he had to know how much the production had spent at any given time, but didn't have time to read the budget. Panish: "Do you think you're good at your job, sir?"Gongaware testified that he didn't pay attention to the tour budgets that he approved, even though he was the tour manager.Paul Gongaware said he didn't read through the budgets, instead trusting that the tour accountant knew what he was talking about. Gongaware testified that Dr. Murray's salary, although included in the company's budget for several months, wasn't something he saw as an actual payment that would be made. "If there's a potential for cost we put it in our budget so there are no surprises later", he said. Gongaware often pleaded poor memory of events. He said he may have met with Jackson as many as 10 times, but could remember only two of the meetings and only one when Murray was present Gongaware said he doesn't remember how many meetings he attended at Carolwood house. He didn't recall a meeting where a vase was broken. "There was a meeting where he signed the contract," Gongaware recalled, saying there were more but he doesn't remember specifics. At the meeting in early June, Gongaware said he was present along with Kenny, Randy, Frank DiLeo, Dr. Murray and Michael. "The meeting was about making sure Michael and Dr. Murray had everything they needed to care for Michael," Gongaware explained. "Yes, we did talk about health-related issues. It was more a general meeting about what Dr. Murray would need", Gongaware said. My priorities in life have changed, as such I am going a different route with my vehicles. I currently own 2 cars, a 2012 grand Cherokee overland with 180k kms and a 2020 bullitt mustang.
I bought my grand Cherokee used about a year ago and in that year had to do quite a bit of repairs. Long story short I listed it for sale and I just sold it (buyer is taking possession Monday) and I sold it for more or less what I paid for it plus repair costs (sold it for $17000, all prices in this post are in Canadian) so I broke even on the car. I really like the jeep but I just want something new that is covered under warranty as a daily driver.
My 2020 bullitt mustang I also love but to be frank I don't drive it nearly as much as I should. I paid way below MSRP for it, barely has 1000kms on it, and where I live its parked half the year anyways due to winter. It is fully paid off.
This brings me to the grand Cherokee L. I test drove a regular 2023 grand Cherokee summit yesterday and loved how upper class jeep has gone with it. However all the ones at my dealer aren't spec'd how I would want. Since its a goauto dealer they can bring in vehicles from other dealers.
At one dealer they have a 2022 Grand Cherokee L Overland with the 5.7 hemi and has the optional packages I want (luxury group IV) (Mcintosh stereo). They Have it listed for a tad over 76k Canadian, which is about 4k below its sticker price.
Last November I had a different dealer do an appraisal on my mustang and they offered a trade in value of 52k. The market hasn't really changed and considering the sales manager is super pumped for me to bring it in on Monday for the appraisal I would assume they will match that trade in value, the mustang is essentially new.
So, assuming I cant negotiate further I could buy the grand Cherokee L for 76K, minus 52K for my mustang trade in, minus the 17K I got for my old jeep, I'd end up paying roughly 8k difference after taxes, which I would pay cash so I wouldn't have payments.
My question is to those of you who own a new gen GC or GCL do you love it? Do you have any gripes with it? How has reliability been? And lastly do you think this would be a good deal?
