Ok, so 4 years ago, I had managed to save a lot of money. I was looking to do something with it to make it grow. At that time a "friend" of mine announced they were starting production of a dating app and were looking for investors. Anyway he and his partner managed to talk me into investing $10,000 🤦🏼‍♀️. I was hesitant, my partner at the time begged me not to, told me I was making a mistake, but then this girl swore to me that no matter what I would get my money back. She told me that even if it failed she would personally pay me back, bit by bit, week by week, job by job from her real estate business. Well it failed. And she basically told me to get f***ed and blocked me on all social media. I know I made a mistake but shit...I just want my money back. I really believed this woman when she told me she would pay me back. Stupid me 🤦🏼‍♀️. I mean, I had recently recovered from a traumatic brain injury, one of the side effects of that is poor judgement. I feel like I was totally taken advantage of. So anyway, I'm wondering if magic can help me. I'm looking for something, a spell, a curse , a charm, a ritual, anything that will get this woman to decide she should act right and keep her promises and pay her debts. I don't know of theres anything like that but it doesn't hurt to ask. So please, if anyone can help me, please do.

I moved here in the past five years and, the one thing I can't wrapped my head around, is the price of homes in the Atherton / PA / MP area.
I mean, I get the super high prices in SF or Marin (or NYC, Boston, Miami, Paris, London, etc). There are things to do. The buildings have history. Outside of weather and nice schools, there is nothing to do in these expensive towns in South Bay. They aren't architectural interesting or on large lots. For what you get, these homes seem to be the most overpriced real estate in the world.
Now for 25% of the average price, I'd get it.

I applied to lease a privately owned condo through a real estate agent (paid $100 fee too). The agent told me the application was approved, sent me the move in instructions and fees and said they’ll follow up with the lease. I prematurely sent a notice to my current landlord that I’ll be moving out (stupid I know). A week later, the agent tells me the owner of the new unit changed their mind and they’ll let me know if there are other apartments. I suspect discrimination but can’t really prove anything. Luckily, I was able to find another place on my own but it was a stressful two weeks in between. Any ideas on how to annoy them without any liability - bonus points for evil or petty ideas

I need to check the licensing in my state about having a “side business” under the real estate category, but have been considering selling marketing materials premade and customized for agents. Things like listing presentation materials, door hangers, individual property flyers, etc all customized to the agent/their brokerage information. I would even like to offer virtual staging as this is something I’ve trained in.
Does anyone see a need for this or is this market cornered with big agencies? Open to any and all suggestions.

2023.05.28 18:06 Docosahexaenoic-acid Has anyone filed a case against GSt department for charging GST of 1% on property before completion as it doesn't come under the definition of "goods" and neither a service (as per their logic).

If yes, then can anyone quote the case or any links to it?
Full context- I had been recently attending this GST BAsic course in which my teacher was teaching about how GSt is charged in case of real estates. He told us that before the completion of a property GST rate of 1% is charged on the end consumer, as according to the law the constructor acts as an agent on our behalf and we may direct him to make the property according to our wishes, hence it is deemed as a "Service" and GST is being charged.
But the thing is most of the times (almost all) the builder wouldn't care to change the property layout based on the whims of a buyer, so how it is even a Service?
Just wanted to know whether someone has filed a case against GSt department on this Issue.

I got a chat request for info on how I electronically score games and which tablet/pencil/software I use, so I thought I'd open a thread for others to chime in too (possibly with some pros/cons).
FWIW - I use a iPad mini 5th generation and matching 1st-gen Apple pencil and GoodNotes to score over my customized Reisner scorecard. Highly recommend GoodNotes especially as it's a one-time purchase for just $9.99 and isn't a subscription model for the app.
Downside on the mini specifically is that the GoodNotes toolbar is not configurable, so it requires scrolling in the toolbar to pick colors/weights on a mini due to its limited real estate. This is documented on their support site but it is a little annoying. Otherwise it's perfect for me in over 300 games scored that way in the last few years.

Had my last long run, which was 50k, before my 1st 50 miler in 4 weeks. I signed up for a race to practice race day strategy and have some company.
Overall, it went well. I had my hydration pack ready the night before, skipping the bladder since there were plenty of aid stations, and going with just soft flask. Gels, 1 granola and 1 Larar bar, and Gatorade Endurance powder in small bags to refill the flasks, plus a bag to leave at start/finish since it passed it 1/2 through. I prepared some rice balls and mashed potatoes and had them in zip lock bags since I like alternating gels with starchy carbs every 30 mins. Well first issue was about 30 minutes after leaving home I realized I left my rice/Potatoe in the refrigerator. I was annoyed at first but then just said it was a minor issue and part of ultras are dealing with the unexpected.
The course was nice since it had slight higher evaluation gain per mile than my 50 miler. I think my pace at the start could have been just a tad slower and walked hills a little sooner, it was difficult to gage since there were just tons of small hills that added up instead of some bigger climbs.
It got pretty warm, mid 80s and one of the hotter runs so far this spring (live in NH, raced in ME). I believe I got behind in my hydration a bit and should have drank more sooner. I did have about 4 liters of gatorade/tailwind and 1 liter of H2O but I think I waited too long since I did pee twice but the 2nd time was darker than typical. I think I did fine with calories between what I got from the Gatorade, gels, bars and aid station snacks, which I grabbed the chips, crackers and other non-sweets.
I finished in 6:40ish which I'm good with, the intent was a training. I feel pretty good today, did a real ez 1 hour recovery.
Lessons learned are pack early the day before to chill at night, start slower than I think I need to, hydrate more sooner and just make a simple check list to make sure I bring everything I need - drop bag, shoes, hydration pack and food from fridge!

Hi hooha helpers
I stopped taking BC (combination pill, Alysena) coming up on three weeks now. I’m 29 and I’ve been on various forms since about 16 with no breaks.
First couple weeks my uterus and was just screaming at me. It felt irritated and swollen, ouch. I was also sore all over my body into my bones as though I had the flu. Surprisingly Aleve took most of this away so it wasn’t unmanageable. Also had the regular mood changes, drive changes, some odd mental feelings. All worse than I expected, but fine.
Now my vulva skin and deeper tissue is incredibly sore. Its like an aching bruise in my vulva on the surface and deeper into the tissue and outside the vaginal walls. I can feel every hair follicle and they’re screaming too. The hair follicle thing happened briefly in the first week, so I waxed. I could feel the hairs rubbing against my clothing and getting rid of them felt much nicer after.
So now the hair is growing back and it coincides with the bruising feeling. Holy shit is this painful! Warm water from the shower brings some relief for bit of time and Aleve still helps enough to make clothing bearable. No abnormal discharge or smells but it does seem like I have a tiny bit of general inflammation on the labia majora and minora. No redness. Skin looks normal.
I’m currently taking doxycycline for facial acne if that’s relevant, I’m about halfway through a three month course. Not pregnant as far as I know, I took a test last week and my partner has been away at work for a while. I do get recurring UTIs but haven’t had one in six months, d mannose has nearly eliminated them.
The deep bruise feeling is almost nauseating and is taking up my very limited mental real estate lol. Of any pain I’ve felt in my life this is the most distracting even though it’s not the most “painful” if that makes sense? Reminds me of IUD insertion without the sharpness and it’s on the outside. It’s the worst in the morning since last night’s Aleve has worn off and I have a full bladder.
Anyone else has experienced this? Is there a word for it?
I’d like to throw my whole pelvis out the window.
I’m worried this is normal and I just forgot what not taking hormones feels like after 13 years 🥲
