Need some advice, first time homebuyer and investor. Will buy a 4/2 near macdill AFB in highly desirable south Tampa (6mins from base) that also has a mother in law suite attached to home but no access to main home.
Price: $540k
I’m trying to see if I can rent out main home and I will live in MIL suite as the owner. Will use VA loan. Mortgage roughly comes out to $3600/month, trying to get $2900/month for main home. Property taxes run $5k/year, utilities run $350/month, maintenance I’m putting in $100/month
Issues: 1952 build, very old home AC unit on main home will need to get replaced Previous termite/pest issues and damage Probably overpaying given still peak market Utilities run high as not good insulation AND no separate meters Windows need replacing as ancient May also have electrical and plumbing issues, listing agent is being super shady not answering any questions despite also being the property manager for this property for 3 years
Pros: Owners will replace main roof so it can get loan appraised (unsure if MiL suite needs to be replaced but maybe in the next year or so) Very close to macdill AFB and in south Tampa (desirable location) No flood insurance
I asked listing agent to see current leases and oddly enough they are old and show an end date of 2021/2022 yet same tenants living there. He’s being shady saying he doesn’t know anything about the property and I have to do my due diligence in a 3-hour window since tenant occupied yet he’s listed as the property manager for over 3-years with these tenants
Would a military family or any family feel comfy to rent out main home if there is a MiL suite attached but no access to main home (concrete wall separates)??
I’m a little worried if it’s too much to pay given have to replace AC unit, termite damage, and moisture (just very old home)… may not be able to rent main house given market rents are cooling down given so many rentals

So, I just graduated and I am hoping to be a product or project manager. My training aligns more with product, but project management fits my experiences too and I'd probably have an easier time switching over with some PM expeience / my education bg. So I'm trying to move to a city with good public transport, mainly looknig at Chicago but am flexible for anywhere else that fits the transport bill.
I have 2 interviews lined up this week. One is for an Office Administrator role for a veterinary related business. Job desc was taken down but it's mostly like doing administrative things to help their business run. The other interview is with HomeDepot as someone who schedules installation appointments and deals with customer service stuff for those customers. My question is, do either of these positions really give me skills I can use to help me down my path to being a PM or should I keep looking even if I get either of these roles? I had a busines analyst interview but I struggled to get Teams to cooperate for the interview so it was over the phone and I don't know if that hurt me despite being well. I know being a BA is a more traditional path towards PMing but I want to hear from others if the admin or installation coordinator roles would be good places to gain exp from on my path to being a PM or if I should focus on getting a BA or some other role. Any help is much appreciated!

I am going to preface this with, yes, we are calling an electrician tomorrow, but I just want to run this through here and see what people think because, honestly, it is Sunday and waiting is making me anxious. Sorry if my descriptions are confusing, I only have a very basic knowledge of electrical wiring aka I am almost nearly useless beyond replacing a receptacle lol. Anyways:
We recently purchased a home built in 1980. All of the outlets are loose, and there is no GFCI protection on any of the kitchen circuits, so we are in the process of replacing all of the original receptacles in the house + adding a few GFCI receptacles (we are having a hard time finding GFCI breakers on hand anywhere for our older GE panel which is why we didn’t go this route. Additionally, our panel is completely full, and both of the kitchen appliance circuits-minus one for the under sink garbage disposal/dishwasher outlet, which is on its own dedicated circuit- are on the skinny THQP 20A breakers, and from what I’ve seen there are no “skinny” GFCI breakers-please correct me if I’m wrong, I would love to be wrong in this case).
Well, in the process of trying to determine which outlet was first in the circuit for GFCI receptacle placement, we discovered this upon opening a receptacle box**Note, the receptacle was removed and wire nuts placed on the loose wires which is why there is no receptacle in the photo-the box was small it was difficult to see what was going on with the receptacle in place: https://i.imgur.com/lroXbwO.jpg
There are three cables going into the box (2x12/2, 1x12/3). All of the neutral wires were pigtailed together and connected to the receptacle, one of the hot wires from a 12/2 and the 12/3 were connected to the receptacle, and the remaining two hot wires were pigtailed.
We have no idea how to proceed. We opened the other receptacles/switches in the area to try and locate any other 12/3 cables. We found two other locations:
1) The garbage disposal/dishwasher https://i.imgur.com/iA8Y1Wa.jpg
There is a single 12/3 cable entering the box and connected to the receptacle. The garbage disposal/dishwasher are on a different circuit from the kitchen appliance line (as previously described).
2) The switch associated with the garbage disposal (which is in the same box as another switch for a light above the sink) https://i.imgur.com/1063SgV.jpg
These switches have three cables entering. 2x12/2 and 1x12/3. All three neutrals are pigtailed. One of the 12/2 hots is connected to the light switch. The other 12/2 hot is pigtailed to one of the 12/3 hot lines and connected to the light switch. The remaining 12/3 hot line is connected to the garbage disposal switch.
Thankfully, this is (seemingly) the only weird wiring mystery in the house, everything else is straightforward.
I guess I'm just trying to figure out if this is something commonly seen in “older” homes/is this unsafe/if so is there anything easy to do to make this more safe? I cant find anything online that will help me understand what is going on here. As previously mentioned I am contacting an electrician to be on the safe side.

I just recently moved into a newer home with a pretty solid ethernet system. Most rooms have ethernet wall outlets with all wires running back to a central room with a patch module in it. I just got internet set up the other day but I have no idea how to power my ethernet wall outlets through the patch panel from my router. Hopefully that makes sense. I've run cables into my patch panel but nothing ever makes it to the ethernet wall outlets. How do I get this system worming properly. Thanks!

Hi everyone, new to personalfinance as well as FIRE. Been looking into my financials more recently, by no means a pro. Besides that, here is the scenario that has been brought up by my parents to myself(32yrs) and my wife(32yrs).
My parents reside on a 3.5 acre plot with a 2800sqft home near our current house. As they near retirement they are thinking about how they will continue to afford to live there and have made a proposal to us.
Here are the financials on my parents, regarding fixed expenses.

Now on to their proposal. As they get closer to retirement they are seeing that their retirement income + SS isn't going to make things easy for them to retire by 65 given their expenses. They love their house and don't want to sell as they have a great plot of land and the house is nice(needs some renovations but is not a necessity). They threw the idea out to my wife and I about assuming their mortgage(not HELOC) and they want to build in-law quarters on the current house to live long term while we would live in main portion of house.
Now on to our financials: Myself, Wife, + 4 kids under 6, with 1 on the way in November.
Debt:

Retirement:
Now on to the scenario. Let me preface by saying that we have a VERY good relationship with my parents. They would never try to pull one over on us or take advantage, they also understand that their home would eventually be ours anyway when they die.
I think we could pull about $315k for our house in the current market, would likely try to do for sale by owner to avoid realtor fees which would give us a big chunk of cash going into my parents house. The house addition would be my parents financial burden so I don't see their endgame from a financal perspective, but I guess it allows them to stay on the property, we would likely help them with payments as the house would be entirely ours once they pass(hopefully many years from now), and they have built in care when they get older as we are both nurses and would be living right next to them.
The home as whole would be a great place to raise our growing family given the acreage and pool on site. The question utimately is it a viable financial decision for my wife and I? I'm having a tough time seeing where this works out, but it seems like a good plan. I can't quite put my finger on it. I can always work more, but my wife and I are rather comfortable in our current working situation and we have already worked out that I will need to pick up some overtime to cover private school costs. Another thing I didn't mention is that our current neighbors are less than desireable and that has motivated us to move away on multiple occasions despite having a home that we have put a ton of sweat equity into and enjoy. My home has a 50A circuit that was run to a porch for a hot tub, but the hot tub was never installed. There's a sub-panel with 50A breaker on the porch. I'm hoping to use this circuit for EV charging, but the garage is on the other side of the home and all levels are fully finished. Would an electrician be able to run this on the exterior and enter garage through an exterior wall?

I've heard great things about this unit and I'm wondering if it can be installed in a window that slides side to side? All the installs I've seen is ones with windows that slide down vertically.
I was thinking maybe it could work with a piece of plywood or something from Home Depot, and then further seal things with some weather stripping and caulking.
If anyone has this unit and any info on it, I'd greatly appreciate it.

We recently signed our 9 month old up for gymnastics classes. Before he was born we both decided want to place on emphasis on his involvement in extra curricular activities as he grows up, neither of our childhoods and the most involved parents when it came to our interests, and we recognize the value this can have in his development and childhood.
I've come across some programs the last few days that I've started keeping a list of, so I don't forget over the next couple years, that offer great benefits to kids. As a golfer, I found Youth On Course that offers $5 rounds to kids under 18, this is going to be of great use in a couple years. I also just saw the free monthly work shops Home Depot offers the first Saturday of every month for kids to work with their hands and create something of their own.
I'd love to hear what other programs you dads take advantage of for your own kiddos.
Exposure to all kinds of different experiences and skills can't do any harm and hopefully help build tons of core memories for a well rounded human with interests and passions as they grow.

Hey guys I need some insight. My husband had a deposition well part of a deposition, since he could not understand questions to him. It might be a long one sorry in advance
This is we’re in confused, my husband had a Traumatic brain injury (got electrocuted) has memory loss, he currently since day one has been seeing all his reg Drs which has been diagnosed with PTSD, seizures,anxiety,depression,memory loss, permanent nerve damage, hypnotic jerks,stadurring , irregular heart beats. He is on over 20 different medications for everything that i mentioned above, now the memory loss is a big factor since he has lost many memories events people places. When they kept asking him simple things as address his name family a smile house panel fire that we had in our home he couldn’t even remember. I wanted to jump in the zoom and tell them to go stick it where the sun don’t shine!! It was until they ask him how did it feel to get electrocuted? LIKE I WAS BLOWING UP LIKE A FROG ON FIRE he lost it a grown man crying saying is this what you wanted to see?
They gave him a break to eat and take his medication but after 6 hours and taking his medication he was so fatigued and checked out. That when they said to him we are going to stop you don’t look well. Mind you since my husband doesn’t speak English the 2 interpreter they had I swear were just as bad as me trying to speak another language.
He has the 2nd deposition next week but I have talked over with my children and family we feel that his health is more important BUT what happened to him is not right. Just because his employer didn’t want to have a workers comp case. Also we refused 2 low ball offer from defense attorney 150k and 180k. There is much more which if I keep going it would be over 5 pages long. Accident 9/9/21 11/21 husband tried to return to work was unable to due full shifts maybe 2 days out of the week Workers comp claim was not opened until 3/22 ( his employer refused to give any info and also said I will just pay you wages instead of dealing with the state) Hired an attorney 3/22 3/11/22 was taken off work health issues were declining
What should we do if anything?
