Kia ora everyone.
My wife and I have been thinking about buying a house recently, but we're torn over whether this is the right time to. Here's our current situation:
Income:
My income: 110k, but this might increase to 130k soon
Her income: 40-45k (works part-time for a foreign company, so this is subject to exchange rates)
Freelance: through all of the FL work we do, we average around 40k per year
Available cash:
-100k in a TD
-90k in other investments that we are prepared to sell
-~60k in cash
Expenses:
-Renting for 700/wk. Including power, internet, insurance, phone, food, I'd say we go through 1200ish per week averaged out.
We're looking to buy a 3-bedroom house in our area, which is going for around 1 million. Obviously, house prices are down at the moment, which makes it a good time to buy. But the interest rates will make the mortgage repayments very difficult. Borrowing 750k at 6.5% p.a. would make weekly repayments at over $1,000. On top of that, we are currently trying for a baby, and if that does happen, that will push our expenses up even more.
So we're trying to decide whether we should: (A) Buy a house, fix our rate for 1-2 years and hope that interest rates come down, then re-fix at a lower rate or (B) Keep renting, save money, focus on having a baby. And then buy a house at a later time.
What would you do in our situation? Thank you in advance.

I live in FL and served in an auto accident personal injury case. No tickets issued, no injuries reported at the scene. Other than some aggression, yelling and some weird texts after the accident by the plaintiff I thought all was good.
They are now claiming neck and back injuries, which come to find out they have done in at least one previous accident. They tried to go for the max of my policy (which is more than the state minimum) - insurance offered about 1/2 which was rejected and here we are depositions.
To say I’m nervous would be an understatement having never been through anything like this. I mean I had a straight up hyperventilating panic attack just the other day at least in part because of this.
Some of my general questions that my atty couldn’t answer because it was the insurance company’s atty were- : What resources do you recommend to prepare for depositions or any advice you can provide would be great. I’m a talker and can be a people pleaser so that doesn’t bode well already?
I know they can’t take things like a house that’s homesteaded in FL, but what about wage garnishment or liens?
I assume they will ask if I have spoken to anyone. I have, a family friend also an attorney, obviously my family and work to get time off to go to this, but also my therapist which I assume is confidential but if it’s perjury I’m facing I want to be honest, but not bring them into it as well if that makes sense - I’m assuming they mean witnesses
Am I crazy for being so nervous even though I don’t believe I did anything wrong (I would stand up and say I did if it was true and god forbid I hurt someone) what is my recourse against someone like this that sounds like they make a living doing this?
If I lose the case and have to pay out of pocket - I honestly can’t pay anything now - as most of us are in the same boat economically would bankruptcy remove the burden or because it was court ordered then I’m stuck?
I consider myself a good person. I thought I did all the right things, got the right amount of coverage, made sure this person was OK and even took quite a bit of aggression on the chin from them but I feel like I’m still paying the price.

This argument is what I'm referring. As a Britbonger, it blows my mind that he's just worked this out. Brits are very conscious of class (not to be confused with the Marx term class consciousness). If we meet someone, we are instantly able to figure out whether they are working class or middle class just from the way they talk or what you wear. This is because Britbongers are obsessed with class. If you grew up in the UK, you are constantly bombarded with class based stereotypes. Think the difference between the families from the sitcoms The Royal Family and Outnumbered or the leads from Only Fools and Horses and Fleabag.
If you substitute the terms "new vs old money" with "working vs middle class" and it all fits together nicely with Destiny's argument in this clip. To clarify, working class in the UK refers to people from poor economic backgrounds, like manual laborers or cleaners and middle class refers to people who are financially well off, like doctors or lawyers. It's more than that though, whether you're working class influences your lifestyle in so many more ways than just your finances. Closest thing I can think of when it comes to the US white trash vs coastal liberals.
Redpillers generally have a working class mindset. For example, as a Brit, Andrew and Tristan Tate come off as very working class to me. So working class that I imagine that they were born wearing a plaid burberry cap. The world they live in is a working class one where they are solely rizzing up working class girls. Destiny on the other hand lives in a totally different world to all the redpill guys, which is one where he rizzes up more middle class girls.
I'll give some ultra specific stereotypes just to give you all the vibe of what I'm talking about. On one hand, we have the well off spoilt girl from Essex who's dad grew up working class and is "Daddy's little princess". Think expensive handbags, pink track suit bottoms, caked on makeup, long eyelashes and holding a Pomeranian dog in her arms. Despite the fact that financially she's well off, she is still very much working class in terms of lifestyle. Juxtapose that with the stereotype of the middle class woman who's university educated and hobbies include crocheting, reading feminist themed Greek mythology books and introducing themselves to people by saying which Harry Potter house they are a member of. This type of girl wears much more subtle makeup, if any at all, and is more likely to have kids in her 30s. If she doesn't want kids, she'll joke about becoming a "cat mum" in the future. The latter woman would very rarely be interested in a working class new money "rudeboys" or "chavs", just like how new money working class men wouldn't be interested in middle class "posh" girls and would instead pursue working girls or chavy girls (though I get the feeling that working class people are less aware of class than middle class people). The former Essex woman would probably be more attracted to the Andrew Tate's of the world than the latter.
The redpillers are hitting on entirely different types of women. Just look at the girls Fresh and Fit have on their panel. Most of them you would refer to as "hood rats". These are all certainly working class girls who are more drawn to the guys who use Redpill PUA strategies. Working class women would be more drawn to someone who follows Destiny's dating strategies since they would be looking for a intellectual peers to build a close emotional and romantic relationship with. Being stoic may actually work with working class women while emotional vulnerability would be the way to go with middle class women.
I'm also curious to see if other Brits perception of class is the same as mine so fellow Britbongers let me know if your perception is the same as mine.

Just as the title suggests, I noticed termites in my unit a month ago and reached out to my landlord with photos of the bugs asking if anything could be done. He had not responded until today, when he informed me that next week he’d need me to evacuate the house from Wednesday until Friday. I looked online and he’s giving the legally required 7 day notice and it’s no longer than 4 days so I believe it's all legal, but I’ve seen that he’s also required to abate the rent. Knowing my landlord might try and skirt this, is there anything I can do to ensure this doesn't happen and is there a rule of thumb for how much I should be aiming to have prorated?
Important info if it matters, this is a mother in law unit in the back of a house but it is a part of the main house. I’ll have to stay in a hotel for a few days and place my cat in a boarders (she is an ESA and registered, if it matters). I have a formal lease for one year of which I’m 6 months into.

This whole process is stressing me out. It's been like two years and $20K later dealing with attorneys that do everything "just in time". I should already have a GC by now. They make sooo many mistakes, typos, etc. I have to catch and correct it all. PD is April 2022 and now July visa bulletin retrogressed EB3 to Feb 2022. I called lawyer and said LETS GOOO MAN!! He says yeah, we really need to get that (I140/I131/I485/I765) done before July. YEAH YOU DO M'F'ER. He said we'll have it submitted next week. If I had $ for every time I heard him say that.
EB3. Got labor cert approved on Jan 9. I'm from Canada.. as much as I love living here in the sunny state of FL, I'm just done with this whole process. Approve/Deny.. I don't care. I just want to be done with the process. My life in Canada wasn't bad. I already have millions of dollars, houses, and all my family is there. Just can't stand the snow. That's really the only reason I'm going for this stupid GC. Bloody cold man in Canada! Maybe I should just go home and be a snow bird.

I am so happy to say after days on end of no payment at all. I finally got my damn payments! I been waiting since September 2022 for unemployment payments. I kept filing bi-weekly and my $900.00 overpayment fee was waived as well.
I did the calling for months of the DEO FL but got through April 2023 to speak to the useless agents after waiting hours, they kept escalating my case like 3x then still no payments or follow-ups. I asked them why are they keep escalating when my claim was “active”and under: “eligible redetermined”. It was a lot of excuses on their end.
So I finally started to search through the web for answer and google popped up the main unemployment subreddit for more in depth answers. I found a guy he is very helpful the best way he could named: u/SoThenIThought_
So, I first contacted my Florida house representative and my FL Senate through email.
This started on May 23, 2023 when I found a post by u/SoThenIThought_ who has helped other states here on Reddit recover their funds from the unemployment offices in America period regardless of the state. I tagged him so he can add a success escalation for Florida.
I live in south Florida region, so I had to contact my senator and house representatives. I found my specific house representatives here https://www.myfloridahouse.gov/FindYourRepresentative.
I emailed them my claim information, missing payment dates, and explaining how I’ve called many times/ been claiming for months with no payments being issued. I then got a response a day later from my Senator legislative aide, (actual message):
“Good afternoon,
Thank you very much for reaching out to the office regarding this issue with your unemployment claim. I have submitted a claim to DEO and ask that they assist with this issue as soon as possible. They should be reaching out to you directly to resolve this issue. I hope they will be able to assist you in a timely manner, please let me know if you have any questions.
Best,”
So, I didn’t receive a response from the DEO Department still. So, I did email my house representative with the same information then I decided to call a day later. My house representatives was very nice and attentive. She forwarded over all my information to the DEO FL Director, we waited since it was Memorial Day coming up that Monday. I didn’t get nothing then she contacted me, and told me she resent it again as urgent.
Finally, I got a call from the DEO on Tuesday June 6, 2023 @3:04pm. The agent reconfirmed all my information, they let me reclaim other dates that I missed when I had that overpayment on my claim. The agent just asked about certain jobs, then she told me “unfortunately, they couldn’t give me funds” LOL 😂. I was pissed off because she claim the job that laid me off it didn’t make enough. She said I could create a appeal in the future.
I recalled/emailed my House Representative and Senator told them this useless agent claim,I wasn’t able to be approved for money. My senator aide contacted them again on my behalf and said they will keep pushing to help me. They did say if I needed an appeal they would’ve pushed for it to come fast but instead they got me my payments after reconnecting the director of the DEO FL.
Next thing you know I see a payment today Thursday June 8,2023 @6:00am in my bank account, I was so thankful and happy. They are issuing my payments day by day, mind you my benefits status changed to “exhausted - $0.00”. My weekly payments status changed from “disqualified” for 40 weeks to now “payable- direct deposit”. I’m owed $9,900.00 which I am receiving thanks to my senators.
I just wanted to share this to know it works. It took for me 2 weeks 2 days for the DEO for this process. It may vary for different people. So I called my House of Representatives (Latueshia Clark) and emailed them then my Senator (their aide Sean) it was email. I was communicating with both all through the process.
